Will provide training to perform a combination of off-season hotel facility maintenance, upgrade, and renovation duties, including HVAC, plumbing, gas, electrical, fire and safety systems, machinery, and equipment that include: Use hand and power tools, measuring instruments, and other supplies to install, adjust, upgrade, and repair furniture, machines, fixtures, and structures. Perform deep cleaning, inspections, and minor repairs on equipment and fixtures, such as replacing fluids, light bulbs, and HVAC filters. Assemble, install, upgrade or repair wiring, electrical or electronic components, and machinery. Perform minor plumbing repairs, such as fixing clogs, leaks, and low water pressure. Diagnose mechanical problems and determine necessary repairs or solutions. Deep clean and pressure wash exterior areas. Maintain and improve gardens and outdoor areas. Paint and repair fixtures, sidewalks, stairs, trims, and other facilities. Perform minor carpentry or masonry tasks. Refinish or repair furniture, woodwork, and other interior elements. Transfer furniture as needed within the property. Coordinate renovation, preventative maintenance, and repair projects. Machinery and electrical/electronic components include: HVAC units (air handlers, condensers, thermostats), kitchen and laundry appliances, ice machines, exhaust fans, light fixtures, ballasts, outlets, switches, breakers, and smoke detectors. Tasks: tighten connections; replace fuses, ballasts, bulbs, switches, outlets, and filters; reset breakers; and clean coils. Tools: multimeter, voltage tester, screwdrivers, pliers, drill, wire nuts, and electrical tape. Deep cleaning includes: stripping and waxing floors; shampooing carpets; cleaning HVAC vents and high-touch surfaces; descaling bathroom fixtures; degreasing kitchen equipment; skimming and brushing the pool surface and rinsing pool filter baskets; and pressure-washing walkways, balconies, pool decks, and parking areas. Tools: pressure washer, floor buffer, carpet extractor, mop, brushes, pool skimmer net, microfiber cloths, ladders, and cleaning chemicals. Pool equipment service (pumps, motors, chemical balancing) is handled by a licensed pool technician, not the worker. Garden and outdoor duties: weeding; raking leaves; spreading mulch; watering; and clearing debris from walkways and pool decks. Tools: leaf blower, rake, shovel, wheelbarrow, hose, and mulch. Painting tasks: scraping loose paint; sanding; filling cracks with spackle or caulk; applying primer; and applying interior and exterior paint to walls, ceilings, trims, doors, railings, stairs, sidewalks, and parking lines. Tools: brushes, rollers, trays, drop cloths, tape, ladders, scrapers, sandpaper, spackle, caulk, primer, paint, and sprayer. Minor carpentry: measuring, cutting, and installing trim, baseboards, and shelves; repairing furniture joints. Minor masonry: patching cracks in concrete walkways, stairs, and pool decks; replacing tiles; and re-grouting. Tools: hammer, hand and circular saws, drill, screws, nails, level, trowel, grout float, tiles, grout, mortar, and patch. Furniture transfer: moving guestroom and common-area furniture (beds, mattresses, nightstands, dressers, sofas, chairs, tables) between rooms, floors, and storage. Tools: dolly, hand truck, straps, and blankets. Multi-person moves with co-workers. Coordinate refers to sequencing the worker’s own tasks within projects directed by the Chief Engineer. Tasks: reviewing task lists; gathering tools and materials; completing assigned work in the order set by the Chief Engineer; reporting progress and issues; and assisting co-workers. Worker has no independent decision-making over project scope, budget, or vendor selection, and no supervisory responsibilities.
