***RFI Response*** Basic carpentry and painting are to include minor repairs and touch-up work such as tightening or replacing small hardware or trim, patching minor holes, sanding and repainting scuffed surfaces, and assembling or adjusting fixtures or furniture using basic hand tools (e.g., screwdrivers, hammers, cordless drills, brushes, paint rollers, ladders, and drop cloths). Landscaping tasks are limited to routine property upkeep such as mowing, trimming, and cleaning walkways using basic landscaping equipment (e.g., mowers, line trimmers, hand pruners, shovels, rakes, hoes, wheelbarrow, garden hoses, leaf blowers, and hand trimmers). These duties include responding to guest room maintenance requests such as replacing light bulbs, tightening loose fixtures or hardware, adjusting or resetting air conditioning and heating units for guest comfort, repairing or replacing minor room components (e.g., curtain rods, door stops, drawer handles), and addressing basic plumbing issues such as unclogging sinks or toilets using hand tools (e.g., screwdrivers, hammer, pliers, wrenches, plungers, tape measures, utility knives/box cutters, cordless drill (light-duty, household use), sandpaper/sanding blocks, step ladders, shop vacuum (wet/dry), flashlights, and putty knives). Housekeeping support also includes maintaining and repairing housekeeping-related equipment to ensure operational readiness, such as troubleshooting and repairing vacuum cleaners, carpet shampooers, luggage carts, mop handles, and similar equipment, as well as assembling or replacing parts as needed. Housekeeping support and any HVAC-related duties are incidental to maintenance work and include responding to guest comfort requests such adjusting thermostats, changing air filters, resetting systems, checking airflow, and maintaining housekeeping equipment (e.g., vacuum cleaners). All specialized construction, HVAC, electrical, or plumbing work will be reported to supervisor and will be referred to and performed by licensed technicians/contractors. ***Original Duties*** Perform general maintenance and repair duties to ensure that resort buildings, guest rooms, and grounds are kept in safe, clean, and working condition. Duties include inspecting facilities daily, identifying maintenance needs, and completing basic repairs such as tightening fixtures, replacing light bulbs, patching drywall, touching up paint, and repairing doors, windows, and furniture. Maintain and clean common areas, hallways, walkways, and exterior spaces as needed. Assist with preventative maintenance on heating, cooling, plumbing, and electrical systems by replacing filters, unclogging drains, or resetting breakers under supervision—without performing licensed trade work. Maintain and operate hand tools, power tools, ladders, and small equipment safely. Perform basic carpentry, painting, and landscaping tasks around the property, such as mowing, trimming, or cleaning walkways. Set up and move furniture, equipment, and supplies for special events or guest needs. Monitor and maintain the appearance of exterior structures, signage, and lighting throughout the resort. Respond promptly to work orders and guest maintenance requests, documenting completed tasks. Follow all safety and sanitation procedures and report hazardous conditions to management. Perform other general maintenance and housekeeping support duties as assigned by supervisors.
