The Property Caretaker will be responsible for maintaining the cleanliness, appearance, and basic upkeep of residential rental properties and surrounding grounds. Duties will include short-term rental turnover cleanings, general yard work, and light maintenance tasks to ensure safe, functional, and welcoming conditions for tenants and guests. Clean rooms, bathrooms, kitchens, and common areas of short-term rental units, including dusting, sweeping, mopping, vacuuming, and disinfecting surfaces. Change bed linens, wash and fold laundry, including bed linens (sheets, quilts, pillowcases) and towels (bath, kitchen, and beach towels), and restock supplies (toiletries, linens, kitchen items). Empty trash and recycling receptacles and transport waste to disposal areas. Inspect properties after guest departures to identify and report any needed repairs. Mow, edge, and trim lawns using hand or power tools. Prune shrubs, rake leaves, and remove debris to maintain a neat and orderly appearance. Water plants, flowers, or lawn areas as directed. Perform routine tasks such as replacing light bulbs, unclogging drains, tightening fixtures, and painting touch-ups. Report major repair needs to supervisors or arrange for service professionals as instructed. Maintain tools, equipment, and cleaning supplies in safe working condition. Conduct regular inspections of property interiors and exteriors for safety and upkeep. Greet arriving guests, provide access instructions (keys, lockboxes, smart locks), and walk through property features, amenities, and house rules. Respond to guest inquiries during their stay (e.g., extra linens, minor household needs) and coordinate with service providers or supervisors for timely resolution of issues. Ensure the home is staged prior to guest arrival, including setting climate controls, adjusting lighting, and confirming supplies are stocked for a welcoming atmosphere. Oversee guest checkout, confirm keys/fobs are returned, and inspect property for damages or missing items before initiating turnover cleaning.
